Overview
Open Management (the “Company”) is looking for a highly motivated and proficient Asset Manager who thrives in a fast-paced environment to drive business plan execution across our portfolio of Mobile Home Communities and Apartments. Our ideal candidate will have previous Asset Management experience, ideally related to Mobile Home Communities and/or Apartments. They will be extremely proficient in ongoing operational and financial analysis of acquiring, managing, and selling real estate. In addition to their analytical capabilities, they will also possess a strong working knowledge of operations, including utility infrastructure, construction management, contractor management, code/zoning, and development. They will be entrepreneurial, have excellent communication skills, impeccable project management skills, ultimate attention to detail, and live and breathe our Core Values. This is an extremely high-intensity role, where multiple high-stress timelines and projects must be managed in tandem. The role will also require a significant amount of travel to and from our properties across the U.S., sometimes with little advance notice.

Overarching Responsibilities / Objectives
*All of the below apply to all of the Company’s assets, which currently include mobile home parks and apartments, but could expand in the future. 
  • Be chiefly responsible for ensuring that our business plan projections are met/exceeded on all properties.
  • Own the driving of revenue across our portfolio. 
  • Take responsibility and ownership of portfolio-wide performance and apply an owner’s perspective.   
Additional Responsibilities
  • Identify value-add projects above and beyond set business plans. 
  • Frequent travel to visit properties, up to 1-2 weeks/month, and sometimes with very little advance notice.
  • Perform on-site visits during due diligence (typically alongside other members from our Operations team) to advise on asset quality, potential pitfalls, infrastructure conditions, etc.
  • Collaborate with the Acquisitions team to develop our pre-closing investment thesis/business plan for each asset, and then manage the handoff of that business plan to the Operations team to ensure its understood by all parties for seamless execution.
  • Act as the primary feedback loop to inform the Acquisitions team of ongoing expense changes to ensure underwriting inputs are updated accordingly (i.e. real time feedback on how payroll costs are changing, etc.). 
  • Collaborate with the Operations team to strategize and finalize all rent increases, utility recapture plans/adjustments, and capital projects. 
  • Attend all applicable Operations meetings, including Property Management, Infill, and Project Management departmental meetings.  
  • Review all property financials and KPIs on an ongoing basis (daily/weekly/monthly depending on the KPI), including occupancy and budget comparisons (OpEx and capital projects). Apply an owner’s perspective and notify/involve senior leadership as needed. Debrief senior leadership, at least monthly, of fund/property performance and any outstanding issues that need to be addressed. 
  • Complete ongoing analysis and forecasting of debt strategy for each property – based on our business plan execution/current market conditions, when should we sell/refinance/etc. 
  • Responsible for thoroughly reviewing all legal documents related to refinances, dispositions, capital projects, home purchasing, and other legal documents as needed. 
  • Oversee and collaborate with the Infill team on debt structuring for home purchases including private lending, Floorplan Financing, and Consumer Financing. 
  • Once a refinance/disposition decision has been made, work with lenders, brokers, mortgage brokers, attorneys, and other parties to quarterback the entire process through to completion. Also act as the single point of contact for prospective buyers, including attending on-site buyer inspections, coordinating all answers to ongoing questions, etc.  
  • Responsible for appealing all tax reassessments as needed, but also responsible for proactively mitigating reassessment severity. 
  • Work closely with the Finance/Accounting teams to collaborate on all lender reporting.
  • Collaborate with the Infill team to finalize mobile home purchase orders and delivery timelines to ensure business plan objectives are met. 
  • Work closely with the Operations team to ensure timely completion of all lender-required repairs. 
  • Collaborate with the Finance team to determine appropriate investor distribution amounts each month/quarter.
  • Own all monthly investor writeups – gather information as needed from the Operations team and condense into update emails to be shared with investors, collaborating with the Investor Relations team as needed. 
  • Collaborate with the Operations team to refine property reporting, build dashboards, and other data visualization tools to drive insights, efficiencies, and transparency across the portfolio. 
Qualifications
  • Alignment with ODC’s Core Values
  • Ability to travel for 2-5 days at any given time and travel up to 1-2 weeks per month
  • Ideally 3-5+ years professional experience in real estate asset management
  • Ideally owned/managed a real estate portfolio of your own
  • Extreme grit
  • In-depth knowledge of commercial real estate finance and debt structuring 
  • Prior experience with Mobile Home Communities and/or Apartments highly desired
  • Possess a strong working knowledge of real estate operations, including utility infrastructure, construction management, contractor management, code/zoning, and development.

  • Strong competency for data visualization, data analytics, and analysis
